Environmental Site Assessments (ESAs) are conducted to identify hazardous substances or petroleum products with the potential to cause a variety of adverse environmental and health hazards. Aquarion has conducted over 800 ESAs throughout the United States, on properties ranging from vacant lots to complex industrial manufacturing facilities. We can make presentations on your behalf to prospective buyers and lending institutions to explain the concerns associated with a property. Perhaps as important, Aquarion is well versed in developing cost effective alternatives for reducing or eliminating the risk associated with a property. Aquarion is a preferred consultant for a number of regional banks, private developers, insurance companies and lawyers in the area of environmental due diligence.

Due Diligence Case Studies
Bug Light Subsurface Investigation and VRAP Closure—South Portland, Maine
Aquarion was contracted to investigate environmental concerns identified in a Phase I Environmental report for a former manufacturing and military facility. The study included dye-testing floor drains, sampling and subsequent removal of numerous hazards including two waste oil and solvent underground storage tanks, lead contaminated sand blast grit, and waste oil. The site was submitted to the MDEP Voluntary Response Action Plan (VRAP) program where it was issued a “no action” assurance letter, allowing it to be developed into a municipal park.




High Risk ESA—Bristol, Maine
Aquarion completed an ESA for a high risk property for in September 2003. The facility located in Bristol, Maine operates a groundwater extraction and treatment system under a 1996 Consent Decree from the Maine Department of Environmental Protection.

Aquarion reviewed all relevant current manufacturing operations to identify potential future environmental risks. We reviewed all current monitoring data related to the Consent Decree, and recommended the bank consider alternative collateral for the loan because of the on-going environmental issues at the site.

Multiple Sites - Maine, New Hampshire, and Massachusetts
Aquarion completed environmental site assessments on 25 related commercial properties in 1997 as part of a commercial transaction.

Aquarion was retained to remove underground storage tanks, dye test floor drains and complete subsurface investigations at most of the properties. Selected properties came up for sale again in 2004, and Aquarion was retained to update the ESAs. Aquarion updated twelve of the ESAs over a 6 week period in 2004 to facilitate property transfer.
