Residential Subdivision Case Studies
Brydon Farm Subdivision—Westbrook, Maine
This development offers elegant homes in a relatively rural area of Westbrook. The original parcel has historically been used as a grazing pasture. Now 72 condominium units in 36 single-story buildings blend in with the rolling terrain, and are barely visible from Bridgton Road in Westbrook.

Aquarion was able to incorporate 5.25 acres for future development, and 6.3 acres of open space into the development. We also engineered approximately 3,800 feet of public road, 3,800 feet of watermain, 3,200 feet of gravity sewer, 1,000 feet of forcemain, a municipal pumping station, and 3,100 feet of stormdrain. Other features include the accommodation of a gas line crossing the parcel and a pole easement. Aquarion played a key role in preparing SLODA and NRPA applications for this project.






Presidential View Subdivision—Westbrook, Maine
Westbrook’s Highland area has always been an excellent neighborhood to raise a family. The area is made up of well-kept homes and properties, with Highland Lake not far away. It is a perfect spot for high-quality homes.

This proposed subdivision is located within a clear cut wooded area of approximately 44 acres, with 28 acres designated for 0.5-acre lots and roadways, and 16 acres of common land that will be maintained by a homeowner’s association. A magnificent view of Mount Washington characterizes this site and adds a special element that draws homeowners.

Thirty five lots will contain one and two story homes. Aquarion was able to produce a cost-effective engineering plan for construction, despite heavy ledge outcrops throughout the parcel. The high cost of ledge removal was balanced by using the removed material as aggregate for the road. This significantly reduced the overall project cost, saving money on materials, transportation, and time for the client. Aquarion prepared a SLODA application for this project.
